As an Architectural Fit-out/Finishes Project Manager, you will be responsible for overseeing and managing all aspects of the fit-out and finishes phase of construction projects. You will work closely with the technical team, sub-contractors, suppliers, and other stakeholders to ensure that the architectural finishes and fit-outs are executed according to the project specifications, quality standards, and timeline.
Main Responsibilities:
– Project Planning and Coordination:
  – Develop project plans, schedules, and budgets.
  – Coordinate with various stakeholders, including architects, designers, contractors, subcontractors, suppliers, and other relevant parties, to ensure smooth project execution.
– Quality Control:
  – Ensure all architectural finishes and fit-outs are installed and executed according to the project specifications, quality standards, and applicable codes and regulations.
  – Conduct regular inspections and quality checks to ensure that the work meets the required standards.
– Procurement and Material Management:
  – Procure materials and finishes, coordinate with suppliers, and manage the inventory to ensure timely delivery and availability of materials as per the project schedule.
  – Review and approve shop drawings, samples, and material submittals.
– Budgeting and Financial Management:
  – Manage the project budget, track costs, and ensure the project is executed within the allocated budget.
  – Review and approve contractor invoices, change orders, and manage cost variations.
– Stakeholder Communication:
  – Maintain effective communication with all stakeholders, including the consultant, client, design team, contractors, and suppliers.
  – Conduct regular project meetings, provide progress updates, address concerns, and resolve issues in a timely manner.
– Risk Management:
  – Identify and mitigate risks associated with the architectural finishes and fit-outs phase of the project.
  – Conduct proactive risk assessments, develop contingency plans, and implement risk mitigation measures to ensure smooth project progress.
– Health and Safety:
  – Ensure all work related to architectural finishes and fit-outs is executed in compliance with health and safety regulations.
  – Implement proper safety measures to protect workers and occupants of the building.



Qualifications & Requirements:
– Bachelor’s degree in Architecture Engineering or Civil Engineering.
– Overall 15+ years of experience, including 10 years in Gulf countries (preferably UAE, Qatar, Saudi Arabia) and a minimum of 7 years in a similar position.
– Proven experience as a Project Manager in the construction industry, specifically in architectural finishes, theming, and the fit-out phase.
– Strong knowledge of architectural finishes and fit-out materials, methods, and processes.
– Familiarity with relevant building codes, regulations, and industry standards.
– Excellent project management skills, including planning, scheduling, budgeting, and risk management.
– Strong communication and negotiation skills to effectively interact with clients, design teams, contractors, and suppliers.
– Ability to read and interpret architectural and construction drawings, specifications, and documents.
– Proficient in project management software, Microsoft Office, and other relevant software tools.
– Ability to work in a fast-paced environment, prioritize tasks, and meet deadlines.
– Strong problem-solving and decision-making skills.
– Attention to detail and commitment to quality.
– Knowledge of health and safety regulations and practices in the construction industry.
Experience Required:
– More than 15 years as a strategic and operations executive in a range of dynamic start-up, growth, and stable corporate environments. Management of complex, matrixed team environments across multiple cultures.
– Fluent in English (read, write, and speak).
